Local sprinkler service for Willowdale's mix of postwar single-family homes, newer infill subdivisions, and townhouse/condo common-area properties. Smart Hydrawise installs, same-day repair, spring openings from $90, fall winterization.
Willowdale is one of North York's most populous neighborhoods and one of the most architecturally mixed — postwar bungalows on quiet residential streets next to new infill subdivisions, mid-century apartment blocks, modern condo towers and townhouse complexes. PJL Land Services covers all of it: standalone residential systems, full-property infill installs, and townhouse/condo common-area irrigation contracts.
We're founder-led (not a franchise route), Hunter Hydrawise certified, fully licensed and insured. The contractor who quotes the work is the one overseeing the install. For property managers running townhouse or condo grounds in Willowdale, we offer single-contact service contracts that cover spring opening, fall winterization, and routine in-season checks under one schedule.
Willowdale's irrigation market splits sharply into two halves. The postwar SFH half has the classic North York retrofit profile — old controllers, original heads from the 90s, zone layouts that no longer match the landscaping. The new-construction half (infill teardowns, modern townhouse projects) needs ground-up design on tight property lines with hardscape that's already in. Same crew, two very different design conversations — we adjust the quote process to match.
Every service below is available 7 days a week from April through October.

From $595We publish pricing because trust starts before you call. Spring openings and fall closings are flat-rate services covering the 10-point system check and standard adjustments (alignment, arc, and rotation — head replacement is a separate repair line). Any repairs needed are flagged on-site, quoted separately, and only carried out after you approve them.

Backflow testing is a separately-licensed trade in Ontario. PJL does not service backflow assemblies but can refer you to a certified tester if yours needs annual recertification.
In Willowdale, the safe window for spring opening is typically mid-April through mid-May, after the last hard frost. The urban heat island warms North York a touch faster than the surrounding GTA, but waiting for hardened soil avoids freeze damage to backflow assemblies and exposed risers. We start booking in late March and prioritize repeat customers first.
Our service call (mobilization + on-site assessment) is $95. Repair labour is billed at $95 from there. Common parts costs: sprinkler head replacement $68, pipe break repair from $120, full 3-valve manifold rebuild starting at $135 plus valves. If our AI-Smart-Intake diagnostic tool correctly predicts the fix, you get one hour of repair labour free on the diagnosed work — our only standing discount.
Yes — during the active irrigation season (mid-April to mid-October), we hold same-day repair slots for Willowdale addresses booked before 11 AM, subject to availability. Willowdale is 30-45 minutes from our Newmarket base via Highway 404 / Yonge Street.
Willowdale falls under the City of Toronto's Water Supply By-law (Municipal Code Chapter 851). Toronto does NOT enforce a permanent mandatory odd/even schedule — Toronto Water draws from Lake Ontario and applies voluntary conservation guidance. Recommended: water deeply once per week (about 2.5 cm / 1 inch), in the morning. The City retains authority to issue mandatory restriction orders during supply emergencies — fines start at $250. We program your controller to the voluntary guidance by default.
The Ontario frost line in the GTA is approximately 1.2 metres (4 feet), but irrigation lines don't need to be buried that deep — they're drained and pressurized only during the warm months. PJL buries mainlines 8–12 inches deep and laterals 6–8 inches deep, which is standard for the GTA. Fall winterization (compressor blowout) is what protects them from freeze damage, not depth.
