Lawn sprinkler installation, smart Hydrawise systems, same-day repair, spring openings from $90 and fall winterization across every Markham neighborhood — Unionville, Angus Glen, Cornell, Markham Village, Cathedraltown and the surrounding estates.
Markham is the largest of the cities we serve — about 330,000 residents spread across some of the most distinct neighborhoods in York Region. Heritage homes in Unionville's downtown, golf-course estates in Angus Glen, planned-community subdivisions in Cornell and Cathedraltown, mid-century streets in Markham Village, newer 2010s builds in Box Grove and Wismer. Each of those landscapes needs a different irrigation strategy, and that's where most homeowners get burned: a generic, templated sprinkler design that ignores soil, lot shape, mature trees, or HOA hardscape rules.
PJL Land Services has been installing and maintaining residential and commercial irrigation across Markham since 2015. We're founder-led (not a franchise, not a national chain), Hunter Hydrawise certified, fully licensed and insured. The contractor who quotes the work is the one overseeing the install. 3-year warranty on every install — well above the industry-standard one year.
Markham's mix is unusual: established subdivisions on heavy York Region clay alongside newer planned communities (Cornell, Cathedraltown) built on engineered fill that absorbs water unevenly, and heritage districts (Unionville, Markham Village) with mature trees, hardscape constraints, and architectural-review processes. We tailor every install to the actual property — soil tests where needed, hydrozoning by mature canopy, and HOA-friendly designs in the planned communities. No templates, no copy-paste quotes.

Backflow testing is a separately-licensed trade in Ontario. PJL does not service backflow assemblies but can refer you to a certified tester if yours needs annual recertification.
In Markham, the safe window for spring opening is typically the second week of April through mid-May, after the last hard frost. Opening too early risks freeze damage to backflow assemblies and exposed risers. We start booking in late March and prioritize repeat customers first — book early to lock in your preferred week.
Our service call (mobilization + on-site assessment) is $95. Repair labour is billed at $95 from there. Common parts costs: sprinkler head replacement $68, pipe break repair from $120, full 3-valve manifold rebuild starting at $135 plus valves. If our AI-Smart-Intake diagnostic tool correctly predicts the fix, you get one hour of repair labour free on the diagnosed work — our only standing discount.
Yes — during the active irrigation season (mid-April to mid-October), we hold same-day repair slots for Markham addresses booked before 11 AM, subject to availability. Most Markham calls land within 4–6 hours of dispatch.
Markham falls under York Region's Outdoor Water-Use Bylaw with stricter local variations. From June 1 to September 30, residential watering is permitted on odd or even calendar days matching your house number, in EITHER the 6 a.m. to 9 a.m. window OR the 6 p.m. to 9 p.m. window — not both. New sod and seed get a two-month grace period. Commercial properties are limited to a three-hour window between midnight and 6 a.m. We program your controller to comply during spring opening.
The Ontario frost line in York Region is approximately 1.2 metres (4 feet), but irrigation lines don't need to be buried that deep — they're drained and pressurized only during the warm months. PJL buries mainlines 8–12 inches deep and laterals 6–8 inches deep, which is standard for the GTA. Fall winterization (compressor blowout) is what protects them from freeze damage, not depth.
