📋 Written quotes, fixed price 📅 Annual contracts available 🛡️ 3-year warranty on installs

Commercial properties we work on.

PJL is founder-led, so the realistic project size is small-to-medium commercial — properties measured in zones, not acres. Below is the typical mix.

🏘️

Condo corporations

Townhouse and condo complex common areas. Property-manager-friendly reporting, written drawings on file for the board, smart controllers managed remotely.

Churches & religious properties

Lawn, garden beds, and memorial-area irrigation. Scheduled around services and events. Volunteer-board-friendly fixed-price quoting.

🏢

Professional buildings

Office buildings, medical / dental plazas, professional services. Curb appeal matters — clean turf and beds without the in-house maintenance burden.

🛒

Retail strips

Small retail plazas, strip-mall landscape strips, parking-island irrigation. Tight scheduling around tenant operating hours.

🕊️

Funeral homes & banquet halls

Properties where appearance matters every single day. Reliable, low-failure systems with redundancy where the visit cadence demands it.

🏬

Small commercial buildings

Independent businesses, light-industrial offices, mixed-use buildings. Custom-quoted to scale.

Honest scoping — what we don't do

PJL doesn't take on sports fields, golf courses, agricultural / farm irrigation, or large industrial sites. Those need specialized equipment and crew sizes outside our scope. If your property fits one of those categories, we'd rather refer you to someone better-suited than over-promise.

Commercial services we provide.

Active service season runs April through October across the GTA. Through the winter we're available for site consultations, project planning, and next-season quotes — but live installs, seasonal openings, and most repairs happen during the active season. Indoor shut-off valve emergencies are the rare winter exception. Pricing scales with property size — fixed-price written quote after a site visit, no estimating-by-phone.

🛠️ New commercial installation

Custom design with site visit, drawings, and fixed quote. Hunter Hydrawise smart controller standard. Every install includes commissioning, walk-through, and a 3-year parts-and-labour warranty.

Custom-quoted

🌱 Spring opening (commercial)

Slow re-pressurization, full leak inspection, zone-by-zone test, nozzle adjustment, controller programming for the season. Reporting deliverable provided to property manager. Tiered by zone count: 1-4z $145, 5-8z $255, 9+z custom-quoted.

From $145

🍂 Fall winterization (commercial)

Pro low-pressure compressor blow-out, sized to property zone count and pipe diameter. Critical for clay-heavy GTA soils — frozen mainlines are expensive. Tiered by zone count: 1-4z $145, 5-8z $255, 9+z custom-quoted.

From $145

🔧 Repair & emergency response

Stuck valves, broken heads, mainline leaks, controller faults. Same-day or next-day across the core service area; scheduled into route days for extended-coverage properties.

Parts + labour, 1-yr guarantee

📡 Hydrawise smart-controller retrofit

Replace old time-clock controllers. Property manager gets remote dashboards: water usage by zone, failure alerts, pause-on-demand for paving / landscaping work. Pays for itself in 1-3 seasons via water-bill reduction.

From $595 — scales by zone count

📅 Scheduled maintenance contract

Bundled spring + mid-season + fall annual visits at one flat rate, plus priority scheduling for in-season repair calls. Predictable budgeting for property managers and condo boards.

Annual or multi-year

Real commercial work — drip-line planter install.

A parking-lot planter island in a GTA retail plaza. Drip line laid before the plants go in — once the daylilies and ornamental grasses are planted, the irrigation is already running. The right sequence keeps things growing without dragging hoses or hand-watering during establishment.

Commercial parking-lot planter island prepped for planting — concrete curb, fresh soil, drip line laid with marker flags, mini excavator on site
Before — drip line installed first, soil prepped, ready for planting.
Commercial planter island after planting — daylilies, ornamental grasses, drip line snaking through fresh plantings, ready for the season
After — daylilies and grasses in, drip running. No hand-watering, no plant losses during establishment.

Why property managers pick PJL.

The same things that work for residential customers translate cleanly to small-to-medium commercial — sometimes better, because property managers are even more sensitive to the things commercial irrigation contractors get wrong.

Direct contractor accountability

No franchise routing. No sales rep handing the project to a crew you've never met. Patrick Lalande oversees every project end-to-end — quote, design, install day, commissioning, walk-through, and warranty calls in year three. The person who quoted the work is the same point of contact you call when something goes wrong.

Written everything

Fixed-price written quotes after the site visit — no "starting at" pricing, no surprise upcharges on install day. Written design drawings the board can keep on file. Written commissioning report after install. Property managers love a paper trail; we work the way they do.

Smart controllers as standard

Every commercial install includes a Hunter Hydrawise smart controller. The property manager (or board) gets a remote dashboard with water-usage tracking, failure alerts, and the ability to pause zones during paving / landscaping work without a service call. Reduces emergency-call costs by ~30-40% over old time-clock systems in our experience.

Year-three warranty that we'll actually honour

3-year parts-and-labour warranty on every install — well above the industry-standard 1-year. PJL has been operating since 2015, and we're not going anywhere. The warranty matters because we'll still be here to honour it.

Property manager? Condo board? Owner-operator?
