Fall · book before frost Sprinkler system running in autumn before winterization in King City

Fall means winterization.

One hard frost on a system full of water cracks fittings, valves and backflow devices. We run a pro low-pressure compressor blow-out — every lateral and the mainline emptied — before the freeze hits. Book by mid-October.

Fall closings from $90 (1–4 zones)

King City's estate irrigation specialists.

King City properties don't look like subdivision lots and they shouldn't be watered like them. Big frontages, mature landscaping, long hedge lines, and — on the rural concessions — well-water supply that changes how a system has to be pressured and scheduled. This is estate work, and it's some of our favourite.

From Kingscross Estates and Patricia Drive through Mary Lake, Eversley and the King Township concessions, we design and service systems that often run 10+ zones with drip overlay on the gardens. On well-water properties we pay close attention to pump capacity and cycle timing so a big system doesn't outrun the supply.

Well-water & large-lot systems

A lot of King City acreage runs on a well rather than municipal supply. That means the system has to be designed around the pump's flow rate — over-zone it and the pressure collapses mid-cycle. We size zones to the available flow, stagger start times, and set the Hydrawise controller so the pump is never asked for more than it can give. Municipal-supply lots in King City Village are more conventional 4–8 zone builds.

📷 Real PJL install — Hunter HPC-400 Hunter Hydrawise HPC-400 smart controller installed by PJL Land Services

The King City favourite: a Hydrawise smart upgrade.

Most King City systems we service run controllers that pre-date WiFi. Swap the old timer for a Hunter HPC-400 Hydrawise and the system starts thinking for itself — typical install runs under 90 minutes, and generic-timer households typically cut seasonal watering 30–40%.

  • 🌦️Weather skipping — skips runs when rain is forecast, throttles on cool days, runs longer in heat.
  • 📱Full app control — run, pause or re-program any zone from your phone, anywhere.
  • 🚨Fault alerts — wiring faults, missed runs, WiFi dropouts: you know before the lawn does. Add the optional flow meter for true leak alerts.
  • 📊Runtime history — every run logged, so small faults surface before brown patches do.

What's included in a PJL spring opening — King City

Every spring opening across King City includes a full system check before we leave the property:

  • ✓ Slow-pressurize the main supply line to prevent water-hammer damage to fittings
  • ✓ Test each zone individually for correct pressure, coverage, and rotation
  • ✓ Check every head for winter damage, misalignment, or clogged nozzles
  • ✓ Adjust arc and throw on rotors and pop-up sprays for full coverage with minimum overspray onto paths and hardscape
  • ✓ Inspect the manifold and valve box for cracks, leaks, and solenoid faults
  • ✓ Verify Hydrawise (or other smart controller) Wi-Fi connection and program
  • ✓ Set the seasonal watering schedule against York Region's odd/even watering bylaw and the local clay-loam soil profile
  • ✓ Confirm rain-sensor function (where installed)
  • ✓ Flag any backflow assembly issues for referral to a certified Ontario backflow tester
  • ✓ Walk you through the system and answer questions on the spot

Backflow testing is a separately-licensed trade in Ontario. PJL does not service backflow assemblies but can refer you to a certified tester if yours needs annual recertification.

King City sprinkler FAQs

When should I open my sprinkler system in King City?

In King City, the safe window for spring opening is typically the second week of April through mid-May, after the last hard frost. Opening too early risks freeze damage to backflow assemblies and exposed risers. We start booking in late March and prioritize repeat customers first — book early to lock in your preferred week.

What does sprinkler repair cost in King City?

Our service call (mobilization + on-site assessment) is $95. Repair labour is billed at $95 from there. Common parts costs: sprinkler head replacement $68, pipe break repair from $120, full 3-valve manifold rebuild starting at $135 plus valves. If our AI-Smart-Intake diagnostic tool correctly predicts the fix, you get one hour of repair labour free on the diagnosed work — our only standing discount.

Do you offer same-day sprinkler repair in King City?

Yes — King City is one of our closest service areas. During the active irrigation season (mid-April to mid-October), we hold same-day repair slots for King City addresses booked before 11 AM, subject to availability. Outside that window, we book within 24–48 hours.

Are there watering bylaws in King City I need to know about?

King City sits inside King Township, part of York Region. From May 15 to September 30, lawn watering is permitted on odd-numbered calendar days for odd-numbered house addresses and even-numbered days for even addresses, between 6 a.m. and 9 a.m. or 7 p.m. and 9 p.m. For properties without a numbered address, premises on the north or west side use even-day windows. Properties on private wells fall outside the municipal bylaw. We program controllers to comply automatically during spring opening.

How deep do sprinkler lines need to be buried in Ontario?

The Ontario frost line is approximately 1.2 metres (4 feet) in the York Region, but irrigation lines don't need to be buried that deep — they're drained and pressurized only during the warm months. PJL buries mainlines 8–12 inches deep and laterals 6–8 inches deep, which is standard for the GTA. Fall winterization (compressor blowout) is what protects them from freeze damage, not depth.

Can you upgrade my existing system to a Hydrawise smart controller?

Yes — Hydrawise retrofits are one of our specialties. Patrick is Hunter-certified through Hunter University, and we install Hunter HPC-400 Hydrawise WiFi controllers on existing systems regularly. Pricing: $595 for 1–4 zones, $750 for 5–7 zones, $1,195 for 8–16 zones, all-in. Estate properties with multi-controller layouts are custom-quoted.

Which King City areas do you service?

We service every King City neighborhood including King City Village, Kingscross Estates, Kingscross Drive, Mary Lake, Eversley, Springhill, Norfolk, the Patricia Drive area, the King Road corridor, the 15th and 16th Sideroad corridors, Dufferin Street, and Bathurst/Keele/Jane Street corridors out through rural King Township.
